Look past the surface stains
In Cape Coral's attics, visible staining on decking or insulation is rarely the whole story — trapped humidity under a tile or shingle roof baking in Gulf Coast heat is usually doing more damage than what you can see. A solid plan covers where moisture is getting in, how the space is venting, the condition of the framing and insulation, containment during the work, and a check afterward to confirm it's actually dry.
Build a complete scope
- What is wetting the assembly, settled before any cleaning is priced
- Whether it traces to a past flood event still sitting inside the wall base
- How the work area is contained and how air is handled while it is open
- What is removed versus cleaned on block construction, and why that line was drawn
- Verification afterward, plus the drainage or dehumidification fix that prevents a repeat
Cape Coral context
Three conditions here make moisture behave differently than it does inland. The water table is high and, on a canal-platted lot, effectively constant, so the ground under a slab stays wet year-round and gives up moisture upward through the concrete continuously. Flat grades mean there is almost no fall to move surface water away from a structure after the tropical downpours this coast gets, so water that arrives tends to sit. And persistent humidity means an assembly that takes on water does not dry out on its own -- which is why air conditioning becomes its own failure mode, condensing humid air on cool interior surfaces and inside wall cavities with no leak anywhere. Screened outdoor rooms add a fourth, since they are open to the weather but roofed, and the junction where they meet the house is a routine entry point.
